On a pre-launch project the developer is most of what you are actually underwriting. There is no completed building to inspect, no regulatory registration yet, and no resident community to ask. What is left is the company's record and what can be independently verified about it. This page sets out what is verifiable about Nambiar Builders, what is not, and how to check the rest yourself.

This page comes from an authorised channel partner and it is not a testimonial. Where the record is unclear or where sources contradict each other, we say so rather than pick the flattering version.

The Company

Nambiar Builders Private Limited was incorporated on 26 August 2009 and is registered with the Registrar of Companies, Bangalore, under CIN U45201KA2009PTC050747. Its registered office is on Marathahalli Outer Ring Road at Kadubisanahalli, Bengaluru. Corporate filings list its directors as Ramesh Nambiar, Ratheesh Nambiar and Rajesh Pallikkara Kuttiyattoor. The firm was founded by the three Nambiar brothers — Rajesh, Ramesh and Ratheesh — and has been developing in Bengaluru since 2009. Its stated line of business is the construction and development of premium and luxury villas and related real estate activity.

It is a private limited company, not a listed one

This deserves to be stated clearly because it is frequently muddled in online write-ups. Nambiar Builders is a private limited company and is not listed on any stock exchange. There is no share price, no ticker, no quarterly results announcement and no exchange filing to read.

The practical consequence for a buyer is about information, not about quality. A listed developer files audited quarterly numbers, discloses debt and gives investor guidance, all of which a diligent buyer can read. A private company does not. What it does file are its statutory annual returns and financial statements with the Ministry of Corporate Affairs, and those are available to anyone through the MCA portal and the commercial company-data services that resell them. If the developer's balance sheet matters to your decision — and on a pre-launch purchase it should — that is where you look, and it is worth having an accountant read it rather than reading a summary.

The Projects

The firm's Bengaluru portfolio, as it presents it, comprises:

  • Nambiar Bellezea — a 110-acre villa community on Sarjapur Road, and the project the firm is best known for.
  • Nambiar Ellegenza — a villa development.
  • Nambiar District 25 — a 100-acre township, also on Sarjapur Road.
  • Nambiar Millennia — an apartment development.

The pattern is consistent and it tells you something useful: this is a developer whose core competence is the large-format, low-density, land-intensive product — villa communities and townships measured in tens or hundreds of acres — rather than high-rise apartment towers. That is directly relevant to a 76-acre villa scheme, because building at that scale is a different discipline from building a tower: it turns on layout planning, road and services infrastructure across a large site, phasing, and the ability to keep a long project funded.

The Delivered-Area Question, and Why We Omit It

Buyers often ask for a single number — total square feet delivered — as a proxy for scale. We are not publishing one for this developer, and the reason is that the available sources contradict each other by a factor of several.

The developer's own website describes its delivered work in terms of "over 2 million sq. ft." Several third-party property aggregators state a figure closer to 12 million sq. ft. Those two claims cannot both describe the same thing, and we have not been able to resolve which measure each is using — delivered versus launched, saleable versus built-up, one entity versus a group. Rather than pick whichever number reads better, we omit it.

If a total delivered figure matters to your assessment, ask the developer directly for the number, the definition behind it and the project-by-project breakdown that produces it, and get the answer in writing. A developer that can produce that breakdown is telling you something; one that cannot is also telling you something.

Bannerghatta Road Is New Ground for This Developer

This is the single most important honest caveat on this page. Nambiar Builders' built record is concentrated on the Sarjapur Road corridor in Bengaluru. Nambiar Beverly Park at Bilwaradahalli is on Bannerghatta Road, and there is no delivered Nambiar project on that corridor for a buyer to go and inspect.

How much weight to give that is a judgement, and reasonable buyers land in different places on it. On one side, development capability is largely transferable — a firm that has laid out and serviced a 110-acre villa community can do the same thing on a different road, and the design, engineering and project-management skills travel. On the other, local execution depends on local things: approvals from a different set of authorities, contractors and labour supply in a different area, water and power arrangements specific to that site, and a customer base with different expectations. A first project on a new corridor carries more execution uncertainty than the fifth one on a familiar corridor, and it is fair to price that in.

The practical response is not to avoid the project on that basis but to inspect what does exist. Visit Bellezea and District 25. Look at the roads, the drainage, the landscaping upkeep, the service infrastructure and the quality of the common areas in a community that has been occupied for a few years — that is far more informative than a show unit. Talk to people who live there. That is the closest available proxy for what this developer's finished work at scale actually looks like several years in.

How to Verify a Developer Yourself

  • K-RERA portalrera.karnataka.gov.in lists a promoter's registered projects, their declared completion dates, quarterly progress updates and any complaints and orders against them. This is the single most useful public record on an Indian developer, and it is free. Check the promoter's other registrations, and specifically check whether declared completion dates were met or extended.
  • MCA filings — the company's annual returns and financial statements, filed under its CIN.
  • Encumbrance certificates — via Kaveri Online Services, to see registered charges on the land in question.
  • Court and tribunal records — consumer forum and RERA authority orders involving the promoter.
  • The delivered projects themselves — visited, at a normal hour, without an appointment.

What This Means for Nambiar Beverly Park

The developer behind this project is an established Bengaluru firm with more than fifteen years of trading history, a portfolio built specifically around large villa communities and townships, and a verifiable corporate identity. It is also entering a corridor it has not built on before, on a scheme for which K-RERA registration has been applied for; approval is expected by 20 August 2026 and no number allotted. Both of those statements are true at the same time, and a serious buyer should hold both.
