1. What exactly is Nambiar Beverly Park?

A pre-launch gated villa community by Nambiar Builders at Bilwaradahalli, Bannerghatta Road, Bangalore 560083. Phase 1 covers 36 of the 76-acre master development and defines 298 villa plots, each for a G+2 villa. Nothing has been constructed yet.

2. Is “Beverly Park” the project’s registered name?

No. Nambiar’s own material calls this the Nambiar Bannerghatta project, and no launch name has been announced. Treat “Beverly Park” as the name this website is published under, and expect the registered name to be settled when the registration appears.

3. Who are Nambiar Builders, and what have they built before?

A Bangalore developer founded by the brothers Rajesh, Ramesh and Ratheesh Nambiar, developing in the city since 2009. Its portfolio includes Nambiar Bellezea, a 110-acre villa community, Nambiar Ellegenza, Nambiar District 25 and Nambiar Millennia.

4. Is there more to come after Phase 1?

Yes, by implication: the master plan covers 76 acres and Phase 1 accounts for 36 of them. No later phase has been detailed, priced or dated, and this website makes no claim about what any of them will contain.

5. Has anything been built on the land yet?

No. There is no construction, no groundwork and no percentage of completion, and no site works have been reported to us. What exists is design and documentation: the master plan, the Phase 1 layout and the villa floor plans.

6. Am I buying land to build on, or a finished house?

A finished house. Nambiar Builders constructs the villa and hands it over; there is no self-build here. The plot is part of what you buy, but “plot” on this website refers only to the land parcel beneath a villa.

7. How is a villa arranged across its three levels?

G+2, with a private lift serving all three. Living, dining, kitchen and one bedroom at ground level; three more bedrooms on the first floor, arranged around a double-height void; and the second floor given over to terrace.

8. Why is the second floor described as a terrace floor?

Because no family bedrooms or enclosed living rooms are placed on it. The level carries a multipurpose room or hall, a celebration terrace, a wellness terrace, a yoga deck, a dance deck, a barbeque zone and a utility terrace.

9. How many bedrooms are there, and where are they?

Four. One at ground level, which is the one that matters if an elderly parent or a guest should not be climbing stairs, and three on the first floor around the double-height void.

10. What plot and villa sizes are on offer?

Two principal footprints. A 35 × 55 plot of 1,925 sq.ft. carries a villa of 3,732 or 3,782 sq.ft.; a 40 × 63 plot of 2,520 sq.ft. carries 4,638 or 4,627 sq.ft., by facing. Phase 1 also includes 64 odd-shaped plots.

11. What parking and service space comes with a villa?

Covered parking for two cars, a driver’s toilet, a separate domestic-help room with its own bath, and a utility.

12. Which fittings and finishes are specified?

None have been released. No flooring, joinery, sanitaryware, electrical or paint schedule has been published for this project, and this website does not guess at one. The finishes schedule becomes firm with the K-RERA-registered specification, and we will publish it from there.

13. What community facilities are on record?

A 60,000 sq.ft. clubhouse, plus six landscaped parks, an entrance plaza with a bus bay and a retail block at the gate. The schedule of facilities inside the clubhouse has not been published, so no pool, gym or sports court is on record.

14. What does a villa here cost?

Indicatively, from ₹5.48 Cr for a west-facing 35 × 55 and from ₹6.82 Cr for a west-facing 40 × 63, running to about ₹7.29 Cr at the top of Phase 1. All figures are indicative and subject to change until registration.

15. Is the ₹13,499 per sq.ft. rate applied to the plot or to the villa?

To the villa’s saleable area, not to the land under it. Applying the rate to the plot area produces roughly half the real figure, and it is the commonest arithmetic error made with this project.

16. Are the development and infrastructure charges payable on top of the quoted price?

No, and this is worth getting right, because assuming otherwise overstates the cost by about ₹19 to ₹23 lakh. The quoted “from ₹5.48 Cr” already includes the development and infrastructure charge and 5% GST. What falls outside it is registration, stamp duty and maintenance.

17. Why does one villa cost more than another of the same size?

Facing and position. East-facing plots carry a preferential-location charge, and an east-facing corner on the larger footprint carries the most. West-facing non-corner plots carry none, which is why they set the “from” price in each footprint.

18. What is the maintenance charge?

₹48 per sq.ft. for the first year, including 18% GST, with a maintenance deposit of the same amount payable alongside it. It is outside the quoted villa price.

19. Will you send me a price list for individual plots?

No per-plot price sheet is published here, and none should be treated as final before registration. Ask instead for a written, dated quotation against a specific plot number, itemising the rate, every charge and the taxes.

20. Where is the project?

At Bilwaradahalli, on Bannerghatta Road, Bangalore, Karnataka 560083, in the southern part of the city, near Bannerghatta National Park. Its postal head office is Gottigere and it falls in the Bangalore South constituency.

21. How far is it from anything?

Thirty-nine distances are measured and published — schools, hospitals, malls, tech parks, metro stations and bus stops. Nearest school: Ryan International, 3 km. Electronic City is 15 km, Kempegowda International Airport 68 km. Full tables are on the location pages.

22. How far is the nearest bus stop, and how good is the bus service?

Bilavaradahalli Cross is 190 m from the main gate, a two-minute walk, but it is thinly served — about fourteen departures a day, first 5:51 AM and last 7:04 PM. For daily use plan around Bilavaradahalli at 1.5 km, which is frequent.

23. How close is the nearest metro station?

The nearest operational station is 12.5 km away — Yelachenahalli or Silk Institute on the Green Line. Kalena Agrahara on the Pink Line is closer at 6.3 km, but no section of that line is open yet; confirm the current position with BMRCL.

24. Why does this website carry so few distances when other listings carry dozens?

Because a distance is either measured or it is decoration. Figures circulate between pre-launch listings without anyone checking them, and a wrong one can be worth lakhs. We would rather publish the thirty-nine we can stand behind than fifty we cannot.

25. Is the land affected by any eco-sensitive zone notification?

We do not know, and we will not guess: we do not hold the relevant notification map. Ask for the survey numbers of the land and have your advocate check them against the notification before you commit.

K-RERA and Legal

26. Is Nambiar Beverly Park K-RERA registered?

The status is Applied — registration is in process, with approval expected by 20 August 2026. Confirm for yourself at rera.karnataka.gov.in by searching the project name and the promoter name Nambiar Builders.

27. What changes once the registration is granted?

The registration becomes the legally binding source for the approved layout, declared areas and completion timeline, ahead of any brochure or website. Seventy per cent of buyer payments must then be held in a separate account, and the completion date becomes enforceable.

28. Should I pay a booking amount now?

No. Under the Real Estate (Regulation and Development) Act, 2016 a project may not be advertised, marketed or sold before it is registered, and money paid now carries none of the statutory protections. Ask for the registration number first.

29. When is possession?

The developer’s stated possession date is 15 January 2031, after a stated completion date of 31 December 2030. Read both as stated dates rather than commitments: a handover date becomes enforceable only when it is recorded in the K-RERA registration.

30. What should my advocate check, independently of RERA?

Title to the project land and the encumbrance certificate from the jurisdictional sub-registrar; the sanctioned layout and the authority that sanctioned it; the pollution-control consent; and the environmental clearance where one applies. None of these has been shown to us.

31. Does the person selling to me need a registration of their own?

Yes. A channel partner must hold its own K-RERA agent registration to market a project in Karnataka. Keep the two apart: an agent’s number says the agent is registered and says nothing about the project.

The Buying Process

32. What can I actually do at this stage?

Register an expression of interest, from ₹5 lakh. It is not an allotment, reserves no villa and fixes no price, and it is fully refundable if you withdraw before signing a formal agreement. Get that term written on your receipt.

33. Can I visit the site, a sales office or a show villa?

No. There is no sales office and no model villa open at this stage, and nothing built on the land to look at. When the developer opens the project for visits, we will say so.

34. How do I get the floor plans and the brochure?

Ask through the enquiry form and we will send what the developer has released: the master plan, the Phase 1 layout, the villa floor plans for both footprints and the indicative rate. Keep a dated copy.

35. What should I insist on having in writing?

Everything quoted to you: the plot number and facing, the plot and saleable areas, the rate, every charge itemised, the taxes, and the refund terms. Dated, on the promoter’s or agent’s letterhead. A verbal quotation before registration is worth nothing.

36. How will I know when the position changes?

The K-RERA portal shows it first, and a check of your own once a quarter is worth the two minutes. This website’s RERA page and update log will be revised from the registration and the quarterly filings once those exist.
