Location — Bilwaradahalli, at the Southern End of Bannerghatta Road
The address is Bilwaradahalli, Bannerghatta Road, Bangalore 560083, at 12.823744° N, 77.571837° E, in south Bangalore. This is the southern reach of the corridor, 3 km from the Bannerghatta Nature Camp run by Jungle Lodges and Resorts, where the built-up city thins out into the wooded country around Bannerghatta National Park. The postal head office is Gottigere and the parliamentary constituency is Bangalore South. That position is the whole argument for the project and also its main cost: a contiguous parcel of 76 acres is only available at the outer edge of a corridor, which is why a low-density villa format is possible here at all, and equally why every daily destination is a drive rather than a walk.

The National-Park Edge, and One Claim This Page Will Not Make
The green edge is real and it is what the address is buying: the corridor runs south past the national park, and the Nature Camp at 3 km is the measured proof of how close that country is. It is also the reason a serious buyer should take one piece of legal advice before signing anything. This page makes no claim, either way, about whether the site falls inside or outside the Bannerghatta National Park Eco-Sensitive Zone. That is settled by the notified ESZ map read against the survey numbers, and it is a question for your advocate at title-diligence stage, not for a website. Anyone who tells you the answer without producing the map and the survey numbers is guessing.
Connectivity — One Road, a Metro That Is Not Running, and a Thin Bus Stop
The Road
Everything here is reached by first travelling on Bannerghatta Road, State Highway 87 — north into the city, south into the national park. Three junctions do the work: the NICE Road crossing near Gottigere, north of the site on the same road, which opens Electronic City and Hosur Road eastbound and Mysore and Tumkur Roads westbound; the Outer Ring Road at Jayadeva Hospital, also north on the same road; and Hosur Road at Adugodi, where the corridor ends and central Bangalore begins. That single-arterial dependency is the honest weakness of this location and the thing to test on a site visit at the hour you would actually travel. The junction detail is set out on the connectivity page; no kilometre figure or drive time is published for any of the three, because none has been measured.
The Metro
This is where most marketing for the corridor overstates itself, so read it carefully. The nearest metro station a resident could use today is 12.5 km away — Yelachenahalli or Silk Institute, both on the operational Green Line. Kalena Agrahara, the southern terminus of the Pink Line and formerly named Gottigere — the same Gottigere that is the postal head office for this project's 560083 pincode — is 6.3 km away, and it is not open. Its published status is "Final Stages before Operations": construction essentially done, commissioning outstanding.
The 7.5 km elevated stretch from Kalena Agrahara to Tavarekere is expected to become operational in late August or early September 2026. It was previously targeted for 15 August 2026, a deadline set by Greater Bengaluru Development Minister Krishna Byre Gowda, and slipped because signalling validation is still pending and must be completed before the statutory safety inspection by the Commissioner of Metro Rail Safety can take place, as reported by Deccan Herald in July 2026. The full sequence of targets is December 2025, then 15 August 2026, now late August or early September 2026 — three targets, two of them missed. The full corridor to Nagawara is a March 2027 ministerial statement. Six stations serve the elevated stretch: Kalena Agrahara, Hulimavu, IIMB, JP Nagar 4th Phase, Jayadeva Hospital and Tavarekere, with Jayadeva Hospital the Yellow Line interchange. Journey time from Bannerghatta Road to the city centre once running is expected to be about 25 minutes, which is a projection rather than a measured figure. Confirm the current position with BMRCL before you let the metro carry any weight in your decision. Assessed plainly: the metro is a strong medium-term argument for this address and no argument at all for today.
Buses
Three BMTC stops are measured. Bilavaradahalli Cross is 190 m from the main gate — a short walk, but thinly served, at about 14 departures a day on routes 371-A, 371-C and 371-D to KR Market and Kempegowda Bus Station, 398-B to Chandapura and Kaggalipura, and 211-NB to Bannerughatta Circle. Anyone depending on buses daily should look at Bilavaradahalli, 1.5 km, which is frequent and direct to Majestic on the 365 and 366 series, or Bannerughatta Circle, 2.3 km, the busiest of the three and the one that carries KIA-14A, a direct airport service. Journey times from Majestic run about 1 h 7 min to Bilavaradahalli and about 1 h 13 min to Bannerughatta Circle. Route numbers are published here rather than timetables, because BMTC departure times change constantly. Note the spelling: BMTC writes Bilavaradahalli and Bannerughatta for the stops, while the project address uses Bilwaradahalli and Bannerghatta.
Work and the Airport
Electronic City is 15 km, 30 minutes by car and 30 minutes by bike, and it is the destination the NICE Road crossing exists to serve. Six tech parks are measured with times: Primeco Towers 10.6 km (29 minutes by car, 36 by bike — the one entry where the bike is slower), Kalyani Magnum Tech Park 11.7 km (45 minutes by car), IBC Knowledge Park 13.9 km (52 minutes), Velankani Tech Park 14.8 km (33 minutes), AMR Tech Park 15.1 km (46 minutes) and AKR Tech Park 18.9 km (46 minutes). The comparison that matters is Velankani against Kalyani Magnum: 14.8 km takes 33 minutes while 11.7 km takes 45. If you are weighing employers, weigh the minutes, not the kilometres. Kempegowda International Airport is 68 km, 2 hours by car and 1 h 58 min by bike. That is a long way, it is the honest weak point of any south Bangalore address, and a frequent flyer should price it in rather than discover it.
The Villa — G+2, Four Bedrooms, and a Terrace Floor
What is sold here is a built villa, not land. The master development covers 76 acres; Phase 1 opens across 36 acres with 298 plots, one villa to each. Each villa is a G+2 with four bedrooms — one on the ground floor with the living, dining and kitchen volume, three on the first floor around a double-height void — served by a private lift running to all three levels, with covered parking for two cars, a driver's toilet, a separate domestic-help room with bath, and a utility. The lift is the detail that decides whether the top floor of a three-level house is used daily or left to visitors, which is why it belongs in the same sentence as the terrace above it.
The second floor is given over to terrace: a multipurpose room and hall, a celebration terrace, a wellness terrace, a yoga deck, a dance deck, a barbeque zone and a utility terrace. This is the strongest design argument the project has. A terrace level is often whatever slab is left over once the bedrooms are placed; here it is the entire second floor, planned as usable rooms and decks rather than as leftover area, and reached by lift rather than by two flights of stairs. It is also the part of the drawings worth examining hardest, since terrace usability turns on shading, weatherproofing and access, none of which is answered by a floor plate.
The land-to-built ratio is the second thing to weigh, because it explains the price. Saleable area runs roughly 1.84 to 1.96 times the plot area, so a compact plot still yields a large house — and it also means you are buying substantially more built area than ground.

Setbacks follow the Karnataka Gazette Part-IVA, Table 8 schedule for plots of 150–250 sq.m: 1.0 m front, 0.8 m rear and 0.8 m at the sides. Pricing is indicative and subject to change, from ₹5.48 Cr for a 35 × 55 and ₹6.82 Cr for a 40 × 63, at ₹13,499 per sq.ft. of saleable area, running to ₹7.29 Cr at the top of the range; those figures are inclusive of development and infrastructure charges and 5% GST and exclude registration and stamp duty, with east-facing and corner plots carrying a preferential-location charge. First-year maintenance is ₹48 per sq.ft. including 18% GST, plus an equal maintenance deposit. The layout itself is documented on the master plan: six landscaped parks along the southern edge, 12 m and 12.19 m internal roads, 9.14 m secondary roads, an entrance plaza with a dedicated bus bay, a retail block at the gate, and a 220 kV HT line realigned along the southern boundary. The Developer — What Nambiar Builders Has Actually Delivered
On a pre-launch scheme the developer's record is the most reliable evidence available, because it is the only part of the proposition that is already built. Nambiar Builders, part of the Nambiar Group, was founded by brothers Rajesh, Ramesh and Ratheesh Nambiar and has been developing in Bangalore since 2009, from a corporate office at Marathahalli. It is a privately held firm. Four projects are public and can be visited: Nambiar Bellezea, a 110-acre villa community on Sarjapur Road; Nambiar Ellegenza, also villas; Nambiar District 25, a 100-acre township on Sarjapur Road; and Nambiar Millennia, apartments.
The relevant point in that list is the specialism. Two of the four are villa communities, and Bellezea at 110 acres is a larger undertaking than the 76 acres proposed here. A builder that has already delivered villa infrastructure at scale — internal roads, water, sewerage, power, landscape and an owners' association handover — is carrying experience that maps directly onto a 298-villa first phase. That is a materially different position from an apartment developer attempting villas for the first time, and it is the single strongest argument in favour of this project. Note also what Nambiar's own material calls this scheme: the "Nambiar Bannerghatta Project". The launch name is not yet announced, and "Beverly Park" is not a K-RERA-registered name.
How to Verify That Record Without Taking Anyone's Word for It
Do this before the Expression of Interest, not after. Search the developer's name on the Karnataka RERA portal at rera.karnataka.gov.in. Registered projects there show a declared completion date, any revisions to that date, quarterly progress filings and complaints on record — the gap between a declared date and a revised one is the most honest measure of delivery behaviour available to a stranger. Then drive to Bellezea and Ellegenza and look at what a delivered Nambiar villa community looks like several years in: whether roads, water, sewerage and power were complete at handover, how the common areas and landscaping have held up, and how the owners' association handover was managed. Finally, read owner discussion of those delivered projects on the usual portals and forums, looking for repeated patterns rather than individual opinions. On specifications, the only published Nambiar schedule a buyer can read today belongs to District 25 — vitrified tiles, engineered wood flush doors, UPVC windows, concealed copper wiring with modular switches, rainwater harvesting and CCTV. Treat that as evidence of what this developer specifies elsewhere, and never as this project's schedule: District 25 is a high-rise township and its specification is an apartment specification.
What Nambiar Positions This As
This part is the developer's claim, reported as such. Nambiar's own material presents the scheme as a "Nature & Eco-themed Villa Community", with an "eco-inspired design language", "lush green landscapes" and "thoughtfully planned open spaces". Read that as positioning, and then read it against what is actually documented in the master plan, which is where the theme either lands or does not: six landscaped parks along the southern edge, internal roads at 12 m and 12.19 m with 9.14 m secondary roads, an entrance plaza and a dedicated bus bay. Those are real and consistent with the claim.
Two qualifications belong with it. No green-building certification — IGBC, LEED, GRIHA or any other — is on record for this project, so "eco-themed" is a design description by the developer and not a rating awarded by an assessing body; do not read one into the other. And no open-space percentage has been published for the scheme, so any figure of that kind quoted for this project came from somewhere else. The claim is credible on the evidence available; it is simply not certified, and the difference matters if you are paying for it.
What Is Not on Record Yet
Three gaps are worth stating plainly, because they are the things a buyer at Expression of Interest stage is being asked to accept on trust.
- The clubhouse facility schedule. A 60,000 sq.ft. clubhouse including a duplex and indoor amenities is confirmed, and nothing beyond that: the list of what is inside it has not been released. No pool, gym, sports court or jogging track is on record for this project, and this site will not list one.
- The specification schedule. No flooring, fittings or finishes have been supplied for this project. For a home in this price bracket that is the single most consequential document still outstanding, and it is the first thing to ask for.
- The K-RERA number. Registration has been applied for — the status is Applied, in process, with no number allotted — and approval is expected by 20 August 2026. Verify the position yourself at rera.karnataka.gov.in rather than here.
The sequence around those dates is worth weighing in the developer's favour: pre-launch begins 10 August 2026, and the launch is stated for 20 August 2026, only once K-RERA approval is in place. A developer that will not sell before registration is what a cautious buyer should want, and that order — registration first, sale second — is worth confirming in writing. Completion is stated for 31 December 2030 and the developer's stated possession date is 15 January 2031; both are stated dates rather than commitments, and neither binds until it is declared in the registration. Expressions of Interest are open now from ₹5 lakh; an EOI records your preference and place in the queue, allots nothing, and is fully refundable if you choose not to proceed at any point before signing a formal agreement. Where This Assessment Comes Out
No score, because a score would compress facts a buyer needs to read individually. The case in favour: a developer whose portfolio already contains two villa communities, one of them larger than this one; a villa plan whose second floor is usable terrace, reached by a private lift; four school campuses inside 4.1 km; and a stated sequence that puts K-RERA registration before any sale. The case against, or at least the case for careful diligence: a single-arterial location where the nearest usable metro is 12.5 km away and the nearest bus stop is thinly served; an airport 68 km distant; a specification schedule and a clubhouse facility list that do not yet exist on paper; and an Eco-Sensitive Zone question that only your advocate can answer. If the terrace floor and the villa specialism are what you are buying, this project deserves a site visit and a hard look at the drawings. If your decision depends on the metro, on a fixed specification or on a certified green rating, the evidence for those is not available today, and no amount of confident copy on any website changes that.
