Nambiar Beverly Park Updates
This is the update log for Nambiar Beverly Park, and it carries no dated entries, because there is nothing dated to record. The project is pre-launch: no construction has begun, no launch or completion date has been announced, and K-RERA registration has been applied for; approval is expected by 20 August 2026. What exists is design and documentation — a master plan drawn across 76 acres, a Phase 1 layout defining 298 villa plots on 36 acres, the villa floor plans, and an indicative price. This page sets out that position, explains what will be posted here and when, and commits to the source each future entry will come from. The wider project stage is on the construction status page.
A page like this is the easiest one on a project website to fill with invented progress. We would rather it stayed short and true. A milestone log with dates against it would imply a schedule that nobody has published, and would be indistinguishable from fiction. So: what is on record, what is not, and what has to happen before this page has anything to log.

What Has Actually Been Released
The master plan. It organises the whole 76 acres and gives the project its shape: six landscaped parks along the southern edge, 12 m and 12.19 m internal roads with 9.14 m secondary roads, an entrance plaza with a dedicated bus bay, a retail and commercial block at the gate, and a 220 kV HT line realigned along the southern boundary. Land use is planned at 49.16% residential, or 50.80% counting the commercial block.
The Phase 1 layout. 36 acres and 298 villa plots, with the mix running to 135 plots at 35 × 55, 59 at 40 × 63, 30 at 36'9" × 55, 10 at 41'10" × 63 and 64 odd plots, each split between east and west facing. Setbacks follow the Karnataka Gazette Part-IVA, Table 8 schedule for plots of 150–250 sq.m — 1.0 m front, 0.8 m rear, 0.8 m at the sides.
The villa floor plans. Each villa is G+2 with a private lift to all three levels: living, dining, kitchen and one bedroom at ground level; three bedrooms on the first around a double-height void; and the second floor given to terrace — a multipurpose room, a celebration terrace, a wellness terrace, a yoga deck, a dance deck, a barbeque zone and a utility terrace. Covered parking for two cars, a driver's toilet, a domestic-help room with bath and a utility complete the plan. A 35 × 55 plot of 1,925 sq.ft. carries 3,732 to 3,782 sq.ft. of villa; a 40 × 63 plot of 2,520 sq.ft. carries 4,627 to 4,638 sq.ft. The drawings are on the villas page.
Indicative pricing. Quoted from ₹5.48 Cr at ₹13,499 per sq.ft. of saleable area, inclusive of the development and infrastructure charge and 5% GST, and excluding registration, stamp duty and maintenance. East-facing and corner plots carry a preferential-location charge. Every figure is indicative and subject to change until it is registered; the basis is set out on the price page.
Why There Are No Dates on This Page
A date is only worth publishing if something stands behind it. On this project nothing does yet:
- No registration, so no registered timeline. A completion date becomes a commitment when it is recorded in the K-RERA registration, where missing it carries statutory consequences for the promoter. There is no registration here, so there is no such date to report.
- No launch announcement. The developer has not announced a launch, and we will not infer one from activity, from a price sheet or from anything said in conversation.
- No work to date-stamp. No clearing, levelling, roads, drainage or utilities have been reported to us, so there is no event whose date could honestly be recorded.
- No approval references. No sanctioned-plan or clearance reference has been shown to us, so we make no claim that any approval is in place, and we cannot date one.
We would rather publish an empty log than a plausible one. If you find a dated milestone list for this project anywhere, ask which document each date came from, and check the answer against the K-RERA portal.
What Will Be Posted Here, and When
Entries will be added in the order the project reaches them. Each will be dated on the day it is posted here, and each will name the document it came from:
- K-RERA registration granted. The first real entry. We will publish the registration number, link the portal listing, and replace the indicative areas, charges and dates across this website with the registered ones.
- Launch and inventory released. The launch name as registered, the inventory released for sale, and the price list as filed — not as quoted.
- First quarterly progress filing. Once registered, the promoter updates the project's page on the authority's website every quarter. From that point this log follows the filings.
- Site works. Clearing, levelling, internal roads, drainage, water and electrical infrastructure, then villa construction — each recorded as the filings record it, in the promoter's own terms, without embellishment.
- Approvals and clearances. Recorded when a reference number exists that you can check, and not before.
- Photography. Site photographs only after registration, and only when there is genuine work to show.
Where Each Future Update Will Come From
Once the project is registered, the promoter's quarterly filings to K-RERA become the primary source for this page, and we will use them in preference to anything the sales channel tells us. Under section 11 of the Real Estate (Regulation and Development) Act, 2016 the promoter maintains the project's page on the authority's website and updates it every quarter. Those filings ordinarily carry the units booked and the inventory remaining, physical progress against the registered scope with a stated percentage of completion, progress on internal roads and services, the status of approvals still outstanding, current photographs of the work, and any revision to the completion date with the reason for it.
Our commitment is narrow and specific: every progress entry posted here after registration will be sourced from the K-RERA filings and linked to them, so you can read the original rather than our paraphrase. Where we post something that is not from a filing — a developer announcement, for instance — it will be labelled as such. A gap in the filings will be reported as a gap, not glossed over; the authority publishes defaulters for non-filing, and a promoter who stops filing is telling you something.
The step-by-step method for reading those filings, and for checking any Karnataka project yourself, is set out on how to verify a Karnataka RERA registration.
Why There Is No Site Photograph on This Page
There is no site photograph here for two reasons. There is no construction to photograph — a picture of undeveloped land tells you nothing reliable about what will be built on it. And a project that is not registered should not be marketed with site imagery at all. This page therefore carries master-plan artwork only, and will carry photographs once the project is registered and there is work to show. The renders and drawings released so far are collected in the gallery.
What to Do Between Updates
- Check the portal yourself. Search the project name and the promoter name Nambiar Builders at rera.karnataka.gov.in. If nothing is returned, the registration has not yet been granted — an application in process does not appear on the registered-projects list. A check once a quarter is a sensible rhythm.
- Register your interest if the project suits you. Expressions of interest are being taken now, from ₹5 lakh. An expression of interest records that you want the registration number and the launch particulars when they are published. It is not an allotment and it reserves no villa, and it is fully refundable if you choose not to proceed at any point before you sign a formal agreement.
- Keep what you are given. Ask for the Phase 1 layout, the villa plans, the areas and the rate in writing and dated, so you can compare them with the registered documents later.
- Do not commit money before registration. Under the Act a project may not be advertised, marketed or sold until it is registered, and money paid before registration has none of the statutory protections around it.
Frequently Asked Questions about Project Updates
1. Why does this update log have no entries?
Because nothing has happened that can honestly be dated. The project is pre-launch, no construction has begun, no launch or completion date has been announced, and K-RERA registration has been applied for, with approval expected by 20 August 2026.
2. When will the first real entry appear?
When K-RERA registration is granted. That is the first event with a document behind it, and it is the entry that lets everything else on this website be replaced with registered figures. We cannot say when it will happen and we will not estimate.
3. Where will the progress information come from once construction starts?
From the promoter's quarterly filings to K-RERA, which are public. We will link each filing rather than paraphrase it, so you can read the original. Anything posted here that is not from a filing will be labelled as a developer announcement.
4. Has anything at all been released so far?
Yes, but all of it is design and documentation rather than construction: the 76-acre master plan, the Phase 1 layout of 298 villa plots across 36 acres, the G+2 floor plans and an indicative rate. None of it has been certified by any authority.
5. Another website shows a possession year for this project. Which is right?
Ask which document the year came from. No completion or possession date has been announced, and a date only becomes a commitment when it appears on the K-RERA registration. Any year quoted today is somebody's estimate rather than a disclosure.
6. How will I be told when this page changes?
Register an expression of interest through the contact page and you will be told when the registration is granted. Expressions of interest are fully refundable before you sign a formal agreement. The K-RERA portal is where the change shows first.
