Nambiar Beverly Park is priced at an indicative ₹13,499 per sq.ft. of saleable area. On that rate a 35 × 55 villa opens from about ₹5.48 Cr and a 40 × 63 villa from about ₹6.82 Cr, with Phase 1 spread across a band of ₹5.48 Cr to ₹7.29 Cr. Both figures include 5% GST and exclude registration and stamp duty. Every number on this page is indicative, pre-launch and subject to change.

The detail that decides whether you read this page correctly is which area the rate is applied to. ₹13,499 is charged on the saleable area of the villa — 3,732 to 4,638 sq.ft. across the four variants — and not on the 1,925 or 2,520 sq.ft. plot beneath it. Development and Infrastructure Charges

Development and infrastructure charges run from ₹18.66 L to ₹23.19 L and are levied per plot. They cover the layout-level work the villa depends on — the 12 m and 12.19 m internal roads, the 9.14 m secondary roads, the entrance plaza and bus bay, and the services routed to each plot. The amount varies with the plot, and the exact figure for a given plot appears on its cost sheet.

Preferential Location Charge

Plots that carry an advantage of position attract a preferential-location charge of ₹18.66 L to ₹46.27 L over the villa price. Whether a charge applies, and how much, depends on where the plot lies within Phase 1 — the six landscaped parks along the southern edge, road frontage and corner position all bear on it. We do not publish a plot-by-plot schedule of these charges before K-RERA registration.

Maintenance

Maintenance is charged at ₹48 per sq.ft. for the first year, inclusive of 18% GST, and a maintenance deposit of the same amount is collected alongside it. Both are calculated on saleable area, so they scale with the villa rather than with the plot.

GST on a Nambiar Beverly Park Villa

Because the product is a built villa rather than a bare land parcel, GST applies to the sale. It is levied at 5% and is already included in the indicative figures quoted above, so ₹5.48 Cr and ₹6.82 Cr are GST-inclusive starting points rather than pre-tax ones.

Stamp Duty and Registration

Stamp duty and registration charges are excluded from the quoted price. They are calculated on the agreement value and paid at the time of registering the sale deed, at whatever rates the Government of Karnataka has notified on that date. Budget for them separately from the villa price.

Home Loan Planning

Because a completed villa is being conveyed rather than a plot to be built on, a standard home loan applies rather than a composite construction facility. Eligibility turns on income, credit record and existing liabilities, and lenders will underwrite against the K-RERA-registered documentation once registration is granted. Since that registration has been applied for but not yet granted, treat any indicative sanction obtained now as provisional.

Every villa here is G+2, so the built area stacked on a plot is close to twice the plot itself. A 35 × 55 plot of 1,925 sq.ft. carries 3,732 sq.ft. of saleable area west facing and 3,782 sq.ft. east facing — a ratio of 1.94× and 1.96×. A 40 × 63 plot of 2,520 sq.ft. carries 4,627 sq.ft. east facing and 4,638 sq.ft. west facing, or 1.84× in both cases. That ratio is the whole reason the rate has to be read against saleable area.

What the Saleable Area Contains

The area being paid for is a finished house across three levels. The ground floor carries the living, dining and kitchen volume with one bedroom, covered parking for two cars and a driver's toilet. The first floor adds three more bedrooms around a double-height void. The second floor is given over to terrace — a multipurpose room opening onto a celebration terrace, a wellness terrace, a yoga deck, a dance deck, a barbeque zone and a utility terrace. A private lift serves all three levels.

Reading a Quote Correctly

If a figure you have been shown divides out to roughly ₹13,499 against 1,925 or 2,520 sq.ft., it is not a villa price. Ask which area the rate has been applied to before comparing one quote against another; the difference between land area and saleable area here is close to a factor of two.

What Moves the Final Number


Within the ₹5.48 Cr to ₹7.29 Cr band, three things separate one villa from another: the footprint you take, the facing, and where the plot lies in Phase 1.

Footprint

The 35 × 55 and the 40 × 63 are the two principal footprints, and the choice between them — indicative starting figures of ₹5.48 Cr and ₹6.82 Cr — is the largest single lever on what you pay. Phase 1 also holds a small number of intermediate parcels — 30 plots at 36'9" × 55 and 10 at 41'10" × 63 — alongside 64 odd-shaped plots whose areas do not fall into either bracket.

Facing

East and west facing villas are built to different plans, and the saleable areas differ slightly as a result: 3,732 sq.ft. west against 3,782 sq.ft. east on the 35 × 55, and 4,638 sq.ft. west against 4,627 sq.ft. east on the 40 × 63. Because the rate runs on saleable area, facing shifts the price by a few lakh either way before any location charge.

Position in the Layout

Phase 1 carries 298 villa plots across 36 acres, of the 76 acres in the master development. Plots along the six landscaped parks on the southern edge, on the 12 m internal roads, or at corners are the ones most likely to attract a preferential-location charge — ₹18.66 L to ₹46.27 L where it applies. The plot mix in Phase 1 is 135 at 35 × 55 (68 east, 67 west) and 59 at 40 × 63 (30 east, 29 west), so availability within a given facing and footprint is finite.

K-RERA registration for this project has been applied for; approval is expected by 20 August 2026 and no registration number has been allotted. Nambiar's own material still refers to it as the Nambiar Bannerghatta Project; the launch name is not yet announced. The developer's stated sequence is registration first and launch second: expressions of interest are being taken now from ₹5 lakh, fully refundable if you choose not to proceed at any point before you sign a formal agreement; pre-launch is 10 August 2026, approval is expected by 20 August 2026, and launch follows on 20 August 2026 only once that approval is in place. Until registration is granted, everything published here — areas, charges, the indicative rate — is a marketing reference rather than a legally binding figure.

That is also why this page carries starting figures rather than a per-plot schedule. A priced cost sheet naming a specific plot, with its development, infrastructure and location charges broken out, belongs with the registered project documentation; publishing one ahead of registration would put a number in front of buyers that nothing yet stands behind.
