Nambiar Beverly Park Gallery


The Nambiar Beverly Park gallery holds everything that has actually been drawn for this project: three architect's renders of the villa — the elevation by day, the same elevation at night, and the entrance — the Phase 1 master plan, and the full drawing set for both villa footprints. Nothing here is a photograph. The project is pre-launch and nothing has been built at Bilwaradahalli, on Bannerghatta Road, so there is no site to photograph and we publish none.

All images on this page are artist's impressions and architectural drawings. They show design intent, not a delivered building. Elevations, materials, colours, landscaping and finishes may vary in execution, and no specification schedule has been released for this project. Drawings are not to scale on screen. Once K-RERA registration is issued, the registered plan and areas — not these images — are the legally binding record. Verify at rera.karnataka.gov.in.

What the Gallery Documents

The set is small because the project is early, and it is organised around the two things a buyer can actually decide at this stage: what the villa will look like, and how it is laid out floor by floor.

  • Villa elevation, day: Street-level render of the G+2 villa — ground and first floors below, the open second-floor terrace level above.
  • Villa elevation, night: The same elevation rendered after dark, showing the lighting treatment and the double-height glazing to the first-floor void.
  • Villa entrance: Render of the approach to a villa — the entrance forecourt and covered parking bay.
  • Phase 1 master plan: The layout drawing for the 36-acre first phase — 298 villa plots, the 12 m and 12.19 m internal roads, the 9.14 m secondary roads, the entrance plaza and bus bay, the retail block at the gate, and the six landscaped parks along the southern edge.
  • Key plans: One per footprint and facing — 35 × 55 east and west, 40 × 63 east and west — showing how the villa is set on its plot against the Karnataka Gazette setbacks (front 1.0 m, rear 0.8 m, sides 0.8 m).
  • Ground-floor plans: The living, dining and kitchen volume with one of the four bedrooms, the covered parking for two cars, the driver's toilet, the domestic-help room with bath, and the utility.
  • First-floor plans: Three bedrooms arranged around the double-height void over the ground-floor volume.
  • Second-floor plans: The terrace level in full — multipurpose room and hall, celebration terrace, wellness terrace, yoga deck, dance deck, barbeque zone and utility terrace.

What This Gallery Deliberately Does Not Include

No site photographs, because there is no built site to photograph — publishing any would be either a render passed off as a photograph or an image of somewhere else. No resident or lifestyle photography, because nobody lives here. No construction-progress imagery, because construction has not begun and K-RERA registration has been applied for; approval is expected by 20 August 2026. No renders of the clubhouse, and no pool, gym or sports-court imagery: a 60,000 sq.ft. clubhouse including a duplex and indoor amenities is on record, but the schedule of facilities inside it has not been released, so there is nothing to draw and we will not draw one from imagination. And no comparison imagery from other Nambiar Builders projects, which have their own designs and finishes — least of all from Nambiar District 25, whose clubhouse is 3,00,000 sq.ft. serving apartment towers, five times the size of this one.

Phase 1 Master Plan

Phase 1 opens across 36 acres of the 76-acre master development and holds 298 villa plots. The drawing shows the road hierarchy — 12 m and 12.19 m internal roads, 9.14 m secondary roads — the entrance plaza and dedicated bus bay, the retail block at the gate, and the six landscaped parks along the southern boundary. A 220 kV HT line has been realigned along that southern edge.

35 × 55 Villa Drawings

The 35 × 55 footprint stands on a 1,925 sq.ft. plot and builds out to 3,732 sq.ft. west-facing and 3,782 sq.ft. east-facing. Phase 1 holds 135 of them, 68 east and 67 west. Key plan first, then the three floors.

The 40 × 63 footprint stands on a 2,520 sq.ft. plot and builds out to 4,627 sq.ft. east-facing and 4,638 sq.ft. west-facing. Phase 1 holds 59 of them, 30 east and 29 west.

When the Gallery Will Change

Two things would add to this page. The first is K-RERA registration: once it is issued, the registered plan and the sanctioned areas become the binding record, and any drawing here that differs from them is superseded. The second is the start of construction, at which point progress imagery can be published against the quarterly progress reports filed on the K-RERA portal. Neither has happened. Until they do, this page holds renders and drawings and nothing else.

Frequently Asked Questions


1. Why are all the gallery images renders and drawings rather than photographs?

Because nothing has been built. The project is pre-launch, so any "site photography" would be either a render passed off as a photograph or somewhere that is not this site. The gallery carries architect's renders and architectural drawings, labelled as such, and no photographs.

2. What exactly is in the image set?

Three villa renders, the Phase 1 master plan, and the full drawing set for both footprints in both facings — key plans plus ground, first and second-floor plans. That is the complete published set; there is nothing held back.

3. Can an NRI buyer decide from these images alone?

They are enough to understand the villa's layout and massing, but not enough to commit money to. Nothing here is legally binding: the K-RERA registration, once issued, carries the sanctioned plan and certified areas, which is what any decision should rest on.

4. When will construction imagery appear here?

Not before construction begins, and not before K-RERA registration is issued. When both have happened, progress imagery can be published with capture dates and cross-referenced to the quarterly progress reports on the K-RERA portal. We will not put a date on that.

5. Will the delivered villa match the renders?

Treat the renders as design intent, not a promise — elevations, materials, colours and finishes commonly change between render and execution. No specification schedule has been released, so there is nothing yet to hold a render against. Once registered, the specification and plan become binding.

6. Who is the developer?

Nambiar Builders, part of the Nambiar Group, founded by brothers Rajesh, Ramesh and Ratheesh Nambiar and developing in Bangalore since 2009. Its work includes Nambiar Bellezea, Nambiar Ellegenza, Nambiar District 25 and Nambiar Millennia. The launch name is not yet announced.

7. How do the drawings help me choose between the footprints?

The key plans show how each villa is placed on its plot, and how much open ground that leaves on each side. Both footprints are four-bedroom G+2s, so the floor plans show the extra area going into room sizes and circulation.

8. Why are there no renders of the clubhouse or the amenities?

Because the clubhouse's schedule of facilities has not been released. Its size is on record — 60,000 sq.ft. — but a render needs a facility list, a layout and an elevation that nobody has issued. When the clubhouse drawings are released, they will be added here.
